
Tucked into the gentle hillside of North County, San Diego, Athina House feels less like a new build and more like a place that always belonged. Designed and constructed by San Diego-based Nakhshab Development & Design, Inc. (NDD), this 3,800-square-foot residence is a study in subtlety. It is modern and minimal, yet warm.
Set on 3.7 acres of coastal terrain, the home quietly asserts itself among stables and chateaus. Its crisp geometry is softened by native landscaping and mature trees. From the street, Athina’s presence is hushed, shielded by natural stone walls and veiled in greenery, offering privacy without posturing.
But it is what happens within and around these walls that defines the experience: the house responds to its environment. Built into a sloped corner of the lot and supported by steel columns, the structure hovers lightly above a sprawling patio. The effect is a calm, elevated presence that evokes a floating treehouse.
Floor-to-ceiling glass and custom vertical airfoil blades draw the outdoors in, framing views of the courtyard, existing pond, and the ever-changing Pacific light. Natural materials further ground the space. Italian Breccia Capraia marble, breezeblock screens, built-in walnut furniture, and hand-finished steel details all speak to a quiet craftsmanship and reverence for texture.

Inside, the layout resists the rigidity of open plan or full enclosure. It breathes. Spaces expand and contract, flowing gently from one to the next. There is room for movement and stillness alike, in a home designed for feeling.
